Everyone deserves a home that’s safe, healthy and built for the future, especially those in supported housing. Last month marked a significant milestone for Awaab’s Law, as from 27th October 2025, social landlords in England will face strict new legal duties and fixed deadlines to investigate and fix serious damp, mould problems, and other health hazards. This legislation represents a decisive step toward accountability and ensuring every social home is safe and healthy to live in. At Blueprint Housing, we believe lasting change requires more than quick fixes. Our approach focuses on creating intelligent retrofits that prioritise people, safety, and long-term sustainability – aimed at preventing problems before they start.
For those placed in supported housing, the last thing they should have to worry about is the condition of their home. That’s why we work closely with local authorities and partners across the North West to design and develop tech-enabled, healthy properties that are built to meet modern standards. For residents, that means security and dignity. For providers, it means long-term savings and compliance built in from day one.
Damp and mould affect thousands of lives across the UK, with the English Housing Survey revealing that more than 177,000 social homes suffer from these issues. We saw an opportunity to change this preventable problem by developing the UK’s first anti-mould supported house. We used NexGen’s revolutionary anti-mould infrared wallpaper throughout the property – a breakthrough solution that uses gentle infrared technology to regulate wall temperature, preventing the build-up of condensation. By keeping walls warm and dry, the wallpaper creates a barrier that stops moisture from penetrating the surface, effectively removing the conditions mould needs to grow.
Since that milestone project, we’ve continued to expand this model, integrating the same pioneering technology into our schemes. The result is a long-lasting, low-maintenance solution that protects residents’ health while reducing ongoing repair costs for housing providers and local authorities. This innovation isn’t just a temporary fix; it redefines what safe, healthy, supported housing can be.
Tech-driven solutions for supported housing
Technology plays a vital role in creating healthier, safer homes for vulnerable residents. That’s why we integrate innovations like Touchbase, an intelligent communication and safety device that transforms how tenants in supported housing connect with their support networks. Touchbase delivers immediate visibility into each resident’s wellbeing and environment.
Through a simple, user-friendly interface, Touchbase offers features such as:
- Emergency contacts access
- Maintenance reporting
- Wellbeing check-ins
By giving tenants greater independence while ensuring help is always available, Touchbase supports both safety and dignity in daily living.
Beyond improving communication, it also enhances environmental safety through smart monitoring systems, helping prevent risks such as damp, mould, or unsafe CO₂ levels. For Blueprint, technology like Touchbase isn’t just an add-on; it’s a cornerstone of our mission to create healthier homes that empower independence, protect wellbeing, and reduce the pressure on overstretched services.

Case study: Delivering healthier homes through retrofit innovation
One of our most recent projects sets a benchmark for healthy and sustainable supported housing. Delivered in partnership with Wigan Council and Prospect Living, the scheme transformed a neglected property into high-quality shared accommodation for vulnerable residents, fully aligned with Wigan’s Supported and Specialist Housing Prospectus, which champions safe and independence-focused homes.
Designed to meet EPC Band B and exceed compliance standards, the property features NexGen infrared heating wallpaper, along with 4kW solar panels, 10kW battery storage, and full insulation upgrades to reduce emissions and lower running costs. Advanced safety systems also provide tenants with 24/7 access to support while enabling remote property management, keyless entry, and real-time monitoring for air quality and occupancy.
This project proves that technology, sustainability and care can all work together to create the next generation of healthier homes and more efficient housing management.
Blueprint Housing is helping providers meet key housing standards through a joined-up approach that improves safety, promotes sustainability, and strengthens support for residents, creating a scalable model for the future of supported housing.

Our mission goes beyond compliance – it’s about creating homes that genuinely improve lives. Through intelligent retrofit design, sustainable energy systems, and assistive technologies, we’re showing that supported housing can be safe, future-focused and empowering for the people who live there.
As legislation such as Awaab’s Law raises the bar for housing standards, our approach offers a practical, future-ready model that benefits both residents and housing providers. Working in partnership with local authorities and housing associations across the North West, we’re proud to be shaping a healthier, more resilient future for supported living.
